Historic Seal Beach property for sale

The historic, sometimes troubled, property at 117 Ocean Ave. is now for sale, according to Seal Beach real estate agent/blogger Nat Ferguson. “This property’s incredible location and unique size (5 lots on 2 parcels) make it ideal for a builder or individual seeking an expansive home with a massive yard,” he said. Interesting development. Potential buyers should be aware that the City Council recently declared the property a public nuisance, and authorized a lien against the property to pay for removal of trees/shrubs, and to make other landscaping improvements.

Wow! I’ve seen this property, and it is in the greatest location! If I had 4 million to spare, I’d sure snap it up right now.

What is wrong with it? It’s not like there are old cars and appliances in the yard. I suspect that someone in a city or county office wants to take over it but does not want to pay that much. Force a lein sale to get it dirt cheap. That is what politics is all about.

The basis for public nuisance complaint is the chronic state of overgrown weeds, bushes, and trees. The City is planning to remove all of the trees except for one close to the front door, all of the bushes, and completely cover both lots with artificial turf. I don’t know how much this will cost since the Council never asked. The lien will not force a sale, but become due with interest upon sale. I don’t know what the interest rate will be.

$4,000,000!!! Seriously! I remember this house being up for sale about 3 years ago at a great price – $600,000. Then, it got cleaned up a bit and now they’ve put it on the market for $4M – Good luck with that one. It’s a nice lot but NOT that NICE!
